Townhouse locksmith San Juan de Alicante, round the whole plot in one visit

A terraced or semi-detached house has five or six locks, not one: the gate on the street, the front door, the garage, a back or utility door, and the aluminium or uPVC slider onto the patio. They wear at different speeds and fail at different times. One visit can look at all of them.

Round the plot

The locks of a townhouse, from the street to the patio

LockWhat usually goes wrongWhat is done
Street gate The gate sags or swells, the latch misses, the lock rusts stiff. Keep and latch realigned, lock cleaned or replaced.
Front door An old cylinder, a heavy key, keys nobody can account for. A new cylinder, anti-bump if you want it; see front-door lock changes.
Garage A manual lock or release that has not been turned in years. Freed, adjusted or replaced. Motors and remotes are not our work.
Back or utility door A cheap cylinder on the door nobody watches. Brought up to the standard of the front door.
Patio slider Aluminium or uPVC: rollers worn, hook lock not catching, handle loose. Realigned, keep moved, lock or handle replaced.

Here in particular

Where Sant Joan’s townhouses are, and how old they are

Pairs of semi-detached houses and terraced houses with their own plots are a feature of the partidas: there are recent pareados in Lloixa, and adosados with gardens round Salafranca, where the tower that gives the partida its name dates from the 16th century. There are terraced houses and chalets in the town itself as well.

Most were built in the long boom the Catastro records: seven tenths of the municipality’s built floor area dates from 1980 to 2009. A house from that era is now old enough for its street gate to have sagged and its slider rollers to have worn flat, while the front door is often still on its first cylinder. What a 2000s cylinder is likely to be like, and why a street gate stops latching, are covered in the guides.

The visit

One visit, the whole plot

  1. Photos beforehand

One of each lock that bothers you, and one of the edge of the slider. It means the right cylinders and parts are in the van.

  2. A walk round together

Gate, front door, garage, back door, slider: what each needs, and what can wait.

  3. One price for what you choose

Agreed with you before any work starts. You can do everything at once or only the urgent ones.

  4. Tested from both sides

Each lock is locked and unlocked from inside and out, and the gate is closed from the street the way you would close it.

If one of these locks has already let someone in

A forced gate, door or slider is a different job, done the same day: repairs after a break-in, and making the house harder to get into. If you are locked out of the house, opening the door comes first. Townhouses are seen to across Benimagrell, Lloixa, Salafranca and the rest of the municipality.

Questions

Gates, sliders and garages: what owners ask

Can the street gate and the front door work with the same key?

Often, yes, if both take a euro cylinder of a size that can be keyed alike. It means ordering matching cylinders, so it is arranged as a booked job rather than done on the spot.

The patio slider closes but the handle will not lock. Is it the lock?

Usually it is the alignment: the door has dropped or the keep has moved, and the hook no longer meets it. Adjusting the rollers and the keep often fixes it without a new lock.

Do you fix the motor of an automatic garage door?

No. The manual lock and the release of a garage door are locksmith work; motors, remotes and electronics belong to a garage door installer.

Is it worth putting an anti-bump cylinder on the back door too?

If the back door opens onto a garden reached from the street or a path, yes. Burglars choose the door nobody sees, and that is rarely the front one.
